PROPERTY MANAGEMENT
Initially this service will provide advice to Investors on their portfolio and identify ways to add value or limit liabilities and voids. To manage maintenance issues, organise repairs and provide advice on service charge issues. 

In time this will be extended to a full Property Management service including collection of rents; production of accounts and statements; implementation of service charges and production of service charge budgets and accounts.

 

 


LANDLORD & TENANT MATTERS
Advice to both Landlords and Tenants on proposed or existing Lease Terms and Obligations including negotiating agreements and settlements for the following events:-

Rent Reviews   where a lease allows the Landlord to increase the rent at specified times under the lease;
Lease Renewals  
where a lease expires and the Tenant takes a new lease;
Assignment of Leases  
where a Tenant assigns the remainder of a lease term and its obligations to another Tenant;
Sub-Letting of Leases  
where a Tenant sublets all or part of their leased accommodation on an under-lease;
Surrender of Leases   where a Landlord and Tenant negotiate an agreed end to a lease before its expiry date;
Repairs Notices  
where the Landlord serves notice on the Tenant during the term of their lease concerning wants of repair and decoration;
Schedule of Dilapidations  
where a Landlord serves notice on the Tenant at the end of a lease concerning repairs and costs that the tenant is deemed responsible for under the terms of the Lease;
Schedule of Condition  

where a photographic record is attached to a lease to determine the condition of premises at the commencement of a Lease to limit the Tenant’s repairing obligations therefore costs.
